Let me tell you a story about some of my friends and their path to real estate investing!!
I initially met Ryan and Brittany when they moved to Florida for Brittany’s job and had just finished their first renovation in New Jersey. It was the summer of 2020, and I was in Tennessee visiting family, so I helped them with their primary residence loan and referred them to a colleague to assist them in finding their dream home.
Ryan and Brittany knew that they wanted to continue on their path in real estate investing and grow a business that fit the lifestyle they were creating. Not wanting to continue to live in their renovations, they asked for Paul Provencher to help them locate off-market deals and to gap the learning curve for beginner real estate investors.
1st Deal
Shortly after the move, they purchased their first off-market investment property. Paul Provencher and I were able to walk the property with them on closing day, and we decided to turn around and list it on the MLS. Within 30 days, without putting any work into the property, they walked away from the closing table with about $30,000 profit!! Palm Harbor never looked so good!
2nd Deal
On to the next property! Ryan found another off-market property from calling FSBOs! Safety Harbor this time! Ryan used other people’s money to purchase this property and completed a large portion of the renovation himself. After a few short months, I listed this property for them! We were under contract in 48 hours and closing in 30 days. On this property, the team walked away with around $50,000.
3rd Deal!
Now let’s Jump to Nov 2021! Ryan has found a gem in St. Pete. I help with the loan on this purchase, and the official appraisal put this property’s after repair value at $330,000. That means it should be around $60,000 in profit for the team! Closing the first week of Dec, Ryan gets to work on the renovation. Taking what he has learned from the past projects, he steps back and works with subs. The renovation, like most, has a hiccup of missing countertops, but I listed the property for the
team in Feb for $375,000. This is $45,000 higher than the appraiser projected, and in just 3 months after
purchase! Within 24 hours, we were under with an over list CASH offer closing within 2 weeks!
Because of our fantastic closing team, we moved closing up a few days! When all was said and done, Ryan and Britt’s profit on this deal alone was over $100,000.
